About

Norman Downes is a covenant community established in 1973 located in Duluth, Georgia. The community is made up of approximately 270 homes of various architectural styles on wide tree-lined streets. Amenities include a swimming pool and two lighted tennis courts. For more details read the History of Norman Downes.

Norman Downes, which lies between Lake Norman and Bunten Road, is across the street from Bunten Road Park. Norman Downes is served by the following Gwinnett County Public Schools: Mason Elementary School, Hull Middle School, and Peachtree Ridge High School.

All of the homeowners belong to Norman Downes Homes Association, which has a volunteer Board of Directors, responsible for the upkeep of the amenities and common areas, enforcement of the covenants, collection of the annual assessments, and creation of an operating budget.
